VSTITLE began in 1985 as Valley Southern Title, one of the first lay settlement & title insurance agencies in Harrisonburg. We get it: This is probably the biggest investment you’ve ever made. That’s intense! And it can feel risky. Although our identified clients are buyers, borrowers, and lenders, we exist to protect all parties involved in a real estate transaction from the risk of financial loss. From the title examination to the underwriting to transferring funds and recording documents at closing, we remain focused on this duty to protect. When you are ready to buy a home, start that construction project, or refinance your mortgage, we would very much like to be of service to you.

We Are Kind.At VSTITLE, we firmly believe that everyone deserves a place to call home, which is why we participate in annual fundraising efforts for Habitat for Humanity and waive closing fees for their homebuyers. We prioritize adaptability and effective communication. VSTITLE began long ago with the son of a teacher. We prioritize education and are attentive to detail, using both traditional methods and new technologies. Learning is a constant for us: one person might be preparing for a certification, while another fulfills biannual continuing education requirements. Some may stay informed by reading updates and agency memos, while others watch webinars or solicit feedback from clients, real estate agents, and lenders. Should we ever make a mistake, we always share the lesson learned to avoid repeating it.
